How automatic rent collection works
Pay links, timing, and what the tenant sees — no clicking 'collect' each month.
You never have to manually collect rent. KeyProp runs every day and, about a week before each tenant's due day, creates the charge and emails them a secure pay link.
What the tenant does
- 1They get an email with the amount, property, and due date.
- 2They click Pay and are taken to a secure Stripe checkout — no account needed.
- 3They pay by bank (ACH) or card. The payment is marked paid and a receipt is emailed to both of you.
Bank vs card
We show bank transfer (ACH) first because it's dramatically cheaper than a card — typically under a dollar versus roughly 3% on a card (about $45 on $1,500 of rent). You can choose whether you or the tenant covers the processing fee in Settings → Payments.
Leaving ACH as the default and passing card fees to tenants is the cheapest setup for everyone — most tenants happily choose the free bank option.
Timing at a glance
- ~7 days before the due day: the charge is created and the pay link goes out.
- On the due day: autopay tenants are charged automatically; everyone else gets a reminder.
- After the due day: unpaid rent is marked overdue and late fees apply per your rules.
You never click "collect." If you ever need to nudge a specific tenant sooner, you can resend a request from the Payments page at any time.
