Tenants & leases
Adding tenants & sending invites
Add a tenant as a person, then create their lease to set rent and start billing.
Add a tenant
- 1Go to Tenants → Add Tenant.
- 2Enter their name, email, and (optionally) phone.
- 3Save. The tenant gets an email invite to the optional tenant portal.
A tenant is just a person here — there's no rent or unit yet. You set the rent, deposit, term, and unit when you create their lease (next).
Then create their lease
To start collecting rent, go to Leases → New Lease. The guided wizard ties the tenant to a unit and sets the rent, deposit, fees, and dates — and creates the first charge. See “Creating a lease” for the full walkthrough.
Do tenants need an account?
No. Tenants can pay every month straight from the emailed pay link without ever creating an account. The portal is optional — it just lets them see history and manage autopay.
Moving a tenant out
Use Archive (not delete) on a tenant who has moved out. Archiving keeps their full payment history, removes them from your active list, and stops future billing. You can't archive a tenant who's still on an active lease — end the lease first.
